I would rather flag that gap than smooth it over, because it describes precisely where the protection is doing its work. Nothing has been built, so nothing has been certified, so nothing can be released to the developer. For a family committing to a Q1 2030 handover, the instalment paid in 2026 sits in a supervised account rather than in a developer's working capital. For an investor, the same fact defines the downside at this entry point: a regulated refund process rather than a recovery chase.

How Alva's Payment Plan Meets the Escrow Account

Alva runs a flat annual schedule rather than a milestone plan: 20 percent in each of 2026, 2027, 2028 and 2029, and the final 20 percent at handover in Q1 2030. Your dates are fixed in your Sales and Purchase Agreement, but the schedule alone hides the part that protects you. Paying on a calendar does not mean the developer draws on a calendar. Dubai Islamic Bank releases funds only against construction progress certified by DLD inspection, and the inspection dated 27 August 2026 certifies zero percent.

First Instalment: 20%

Your opening payment enters account 0016*****355801 once your townhouse is registered under Oqood, which is also the point at which your ownership interest becomes a matter of public record.

Annual Instalments: 60%

The 2027, 2028 and 2029 payments accumulate in escrow and reach Emaar only as DLD certifies each stage of works. Four years of instalments are governed by that test, not by the calendar alone.

Handover: 20%

The closing payment falls due when Emaar delivers your townhouse, expected in Q1 2030. A retention portion then stays in escrow after completion to cover defect repairs.

The post-completion retention is the layer of the system almost no buyer hears about at launch: a slice of the money stays behind in the escrow account after keys are issued, so the developer carries a financial reason to close out defects on a delivered home rather than a purely reputational one.

The 4 percent Dubai Land Department registration fee sits outside the escrow account entirely. It is a government charge payable in addition to the purchase price, it is not part of the five instalments, and it is never a reason to send money to an account other than the registered escrow account.

Because the escrow account was opened before Alva went on sale, every buyer payment from the first release onward passes through DLD supervision rather than landing directly with the developer. At zero percent certified, none of that money has yet been earned against verified works, which is the most protective position a buyer can be in and the reason a launch entry is safer than its reputation suggests.
