Nautica One Escrow Account

Where Every Waterfront Installment Is Held Until Select Group Delivers

Nautica One Escrow Account at a Glance

Every dirham you commit to an apartment at Nautica One is meant to reach one place: a single project escrow account supervised by the Dubai Land Department, held under the developer's registered entity Select Global Development L.L.C rather than in any general company account. These are the details recorded in Dubai REST, and my advice to buyers is blunt: save the account number below and treat it as the only instruction that matters, because it is the one safeguard that still holds even when a transaction goes wrong around it.

Before you move any installment, re-confirm this account in Dubai REST or against your Sales and Purchase Agreement. An account number that arrives by email is exactly what payment-diversion fraud counts on you trusting: the escrow line is the single field a scammer has to alter, so it is the single field worth checking twice.

Rule one: no payment goes to any account other than 0204*****2025 (tap Show above for the full number), whoever asks and however official the request appears.

Where the Project Stands

Registration and Escrow Status

Nautica One was registered with the Dubai Land Department on 28 September 2023 under project number 2781, held by the developer entity Select Global Development L.L.C, and its Emirates NBD escrow account was opened as part of that registration before a single buyer installment could be collected. That order of events serves both people reading this page: a family buying to live here can know their deposit never sat in an unprotected account, and an investor can see that the project's cash has answered to an external supervisor since launch.

The most recent DLD inspection, dated 24 April 2026, certified construction at 64.57 percent, up from 46.73 percent at the prior check. The inspection recorded enabling, foundation, and structural works complete, with MEP, the external envelope, and internal finishes progressing across the tower. Past the two-thirds mark, the escrow question is no longer whether Nautica One gets built; it becomes how cleanly the remaining releases and the post-handover retention are handled on the run into a Q4 2026 completion, and that is the sharper thing for a buyer to be watching now.

Do It Yourself in 2 Minutes

Verify Nautica One's Escrow Account Independently

Do not take this page on trust, and do not take a broker's word either. The escrow system is built so you can confirm it at the source in a couple of minutes:

Open Dubai REST

In the Dubai REST app, go to Services, then Project Status.

Find the Project

Search project number 2781 or "Nautica One".

Match the Details

Open the Escrow Account panel and check the bank and account number against this page and your SPA before every transfer.

I verify these details against Dubai REST before publishing and after each new inspection. If anything here ever reads differently from the app, believe the app and tell me.

Before You Transfer

  • Match the account number on your payment instruction to the Escrow Account panel in Dubai REST.
  • Match that same number to the escrow details written into your Sales and Purchase Agreement.
  • Confirm the amount and the construction milestone it is being paid against.
  • If a single digit differs, stop and message me before anything leaves your account.

Your Money, Step by Step

How Nautica One's Payment Plan Meets the Escrow Account

Nautica One runs on a 20/20/60 plan from Select Group: 20 percent across reservation and registration, a further 20 percent within six months, and 60 percent falling due at completion. Your dates are fixed in your Sales and Purchase Agreement, but the schedule alone hides the part that protects you: the developer cannot lift those funds at will. Emirates NBD releases money only against construction that DLD has certified, as it did at the 24 April 2026 inspection.

Reservation and Registration: 20%

An AED 50,000 reservation opens your unit, with the balance to 20 percent due within 14 days, all entering account 0204*****2025 once the unit is registered under Oqood. For buyers already in the project this stage is done, and every dirham of it moved under DLD supervision.

Construction Payment: 20%

The next 20 percent, due within six months of reservation, accumulates in escrow and reaches Select Group only as DLD certifies each stage of works. At 64.57 percent certified, the project is well inside this verified band.

Completion: 60%

The majority of the price is weighted to completion, expected Q4 2026, when the tower is delivered. A retention portion then stays in escrow after handover to fund the repair of defects.

With completion inside the next year, that post-handover retention becomes practical rather than theoretical, and it pairs directly with a professional handover snagging inspection: the money still held in escrow gives Select Group a financial reason to fix whatever your inspection documents.

Because Nautica One's escrow account was live before sales opened, every buyer payment since launch has passed through DLD supervision rather than straight to the developer, and with 64.57 percent of works certified the bulk of the construction-linked value has now been checked on site rather than merely reported. For how DLD regulates off-plan projects and shields buyers across the market, read the Dubai Land Department guide.

Delivery History

Select Group's Escrow Track Record in Dubai

Nautica One is not a first attempt, and this is where I move clients off the brochure and onto the record. Nautica One and Nautica Two are Select Group's opening towers in Dubai Maritime City, so the relevant benchmark is the developer's recent delivered waterfront residences elsewhere in the city, each run through the same DLD escrow and inspection cycle to handover:

  • Jumeirah Living Marina GateDelivered 2020
  • Marina Gate IIDelivered 2019
  • Studio OneDelivered 2019
  • Marina Gate IDelivered 2018

Each of those towers held its own DLD-registered escrow account, was audited on the same milestone system now governing Nautica One, and reached completed handover. For an investor weighing exit timing or an owner-occupier asking whether Q4 2026 is realistic, that is the most concrete read available on how this developer performs inside this framework. The full delivery record and landmark projects are set out on the Select Group developer profile.

Insights

Project Insights for Nautica One Buyers

Escrow is one layer of a well-run Nautica One purchase, and it works best read alongside the rest of the picture: what the DLD inspections are certifying on site, whether your tier clears the Golden Visa threshold, and how you will check the finished apartment before you accept it. These guides carry each of those threads.

FAQs

Nautica One Escrow Account Frequently Asked Questions

Emirates NBD Bank (P.J.S.C.) holds the escrow account for Nautica One, account number 0204*****2025 (shown in full in the Escrow Details section above), opened under DLD project number 2781 when the project was registered in September 2023.

Nautica One's 20/20/60 plan means the reservation and registration payments and the construction payment all land in the escrow account first. Emirates NBD releases funds to Select Group only against construction stages certified by DLD inspections, and the final 60 percent is weighted to completion, expected in Q4 2026.

The DLD inspection dated 24 April 2026 certified 64.57 percent completion, up from 46.73 percent at the previous inspection. Enabling, foundation, and structural works are complete, and MEP, the external envelope, and internal finishes are progressing across the tower. Dated detail is tracked on the Nautica One construction updates page.

Yes, the protection continues. Funds remain in the escrow account and are still released only against certified progress, regardless of the calendar, and a retention portion is held in escrow after completion to cover defect repairs identified at a snagging inspection. Escrow protects your capital while the project finishes, but it does not itself compensate for delay; those terms sit in your Sales and Purchase Agreement.

No. Every off-plan payment for Nautica One must go into the DLD-registered escrow account 0204*****2025 at Emirates NBD (the full number sits in the Escrow Details section above), exactly as recorded in your Sales and Purchase Agreement. Any request to send funds to a personal account, an agent's account, or another company account, particularly one offering a discount for paying directly, is the classic shape of payment fraud, however genuine the paperwork looks. Such a request should be checked against the escrow account registered in Dubai REST and the details in the Sales and Purchase Agreement before any money is sent.

If the Dubai Land Department cancels a registered project, RERA takes control of the escrow account and buyer refunds are processed from the protected funds under DLD supervision. This is precisely why paying only into the registered account matters: money sent anywhere else sits outside that protection. With 64.57 percent of construction already certified, Nautica One is well past the stage where cancellation is a realistic concern, but the safety net exists either way. The wider framework is explained in the Dubai Land Department guide.

Yes, Nautica One is a freehold project, open to all nationalities.

The 10-year Golden Visa requires a property investment of at least AED 2 million. Nautica One two-bedroom apartments start from AED 2.10 million (approx USD 572,000), which clears that threshold, while one-bedroom apartments from AED 1.40 million sit below it. The full requirements and application timing are covered in the Nautica One Golden Visa guide.
