Marina Shores was registered with the Dubai Land Department on 7 July 2022 under project number 2425, and the escrow account at Abu Dhabi Commercial Bank was opened as a condition of that registration, five months before ground was broken on 18 December 2022. The sequence is the point: no buyer of this tower has ever had the option of paying Emaar outside supervision, because the supervised account existed before the first unit was sold.

The DLD inspection dated 14 May 2026 certified construction progress at 87.18 percent, up from 81.87 percent at the previous inspection. The structure of the 53-storey tower is complete and works have moved into facade, MEP, and interior finishing ahead of the expected December 2026 handover. At this level of certified progress, the useful question is no longer whether Marina Shores gets built. It is how cleanly the last releases and the post-handover retention are managed, which is a question about administration rather than risk, and a far better position for both an end user counting down to keys and an investor planning an exit around delivery.

How the Marina Shores Payment Plan Meets the Escrow Account

Marina Shores sells on a construction-linked plan: 10 percent plus the 4 percent DLD registration fee on booking, 70 percent in installments during construction, and 20 percent on completion. Your due dates are fixed in your Sales and Purchase Agreement, but the schedule alone hides the mechanism that matters: Emaar cannot draw those funds at will. The bank releases money against construction certified by DLD inspection, such as the one recorded on 14 May 2026.

Booking and SPA: 10%

Your deposit enters account 2513*****043 once the unit is registered under Oqood. The 4 percent registration fee is a Land Department charge and is paid separately, not into escrow.

Construction Installments: 70%

Installments accumulate in escrow and reach Emaar only as DLD certifies each stage of works. With 87.18 percent certified, this tranche is running through its closing releases.

Completion: 20%

The balance falls due when Emaar delivers the apartment, expected in December 2026. A retention portion then stays in escrow past completion to fund defect repairs.

With handover inside twelve months of the latest inspection, that retention is about to become the most useful thing in your file.
