Talea's Escrow Account at a Glance
On an early-stage tower like Talea, the escrow account is not one safeguard among many, it is the safeguard. Every dirham a buyer commits flows into a single project account overseen by the Dubai Land Department rather than into Beyond's working capital, and it is released back to the developer only as independent inspections certify the build. These are the registered details as they appear in Dubai REST. My advice to both the family buying a home and the investor buying early frontage is identical: save the account number below and treat it as the one instruction that never changes.

Re-confirm this account number in Dubai REST or against your Sales and Purchase Agreement before you release any installment. Do not act on an account number that arrives by email alone: payment-diversion fraud almost always opens with a polished email, and the escrow number is the single field the fraudster has to forge.
Rule one: nothing is ever transferred to any account other than 0205*****6903 (tap Show above for the full number), no matter who asks or how convincing the request appears.
Where the Project Stands
Registration and Escrow Status
Talea was registered with the Dubai Land Department on 29 July 2025 under project number 3869, and its Emirates NBD escrow account was opened as a condition of that registration, before Beyond was permitted to take a single payment. That order of events is the whole point for an early buyer: the account existed before the money did, so no installment on this project has ever sat outside DLD supervision.
The latest tracked RERA inspection, dated 24 March 2026, recorded Talea at 0% and noted that construction activities had not yet started at the time of the inspection. The DLD register records the construction start date as 30 March 2026, six days after that inspection, with the project status listed as Active. In practical terms, this inspection establishes Talea's pre-construction baseline before enabling works, groundworks, and measurable structural progress appear in later inspection cycles. At this early stage, verifying the registered escrow account remains essential before any buyer installment is transferred.

Do It Yourself in 2 Minutes
Verify Talea's Escrow Account Independently
Do not take my word for these details, and do not take a broker's either. The escrow system is built so that you can confirm everything yourself in a couple of minutes:
Open Dubai REST
In the Dubai REST app, tap Services, then Project Status.
Find the Project
Search project number 3869 or "Talea".
Match the Details
Open the Escrow Account panel and check the bank and account number against this page and your SPA before every transfer.
I re-check these details against Dubai REST before publishing and again after each new inspection. If anything here ever reads differently from the app, believe the app and let me know so I can correct it.
Before You Transfer
- Match the account number on your payment instruction to the Escrow Account panel in Dubai REST.
- Match that same number to the escrow details written into your Sales and Purchase Agreement.
- Confirm the amount due and the installment date it corresponds to.
- If a single digit differs, stop and message me before anything leaves your account.
Your Money, Step by Step
How Talea's Payment Plan Meets the Escrow Account
Talea sells on a construction-linked plan that keeps most of the price back-ended: 10 percent on booking, another 10 percent a month later, six further installments of 5 percent spread across the build between April 2026 and May 2028, and a full 50 percent held to completion. Your dates are fixed in your Sales and Purchase Agreement, but the detail the schedule does not spell out is this: Beyond cannot draw those funds at will. The bank releases them only against progress that DLD inspections certify, and half the price is not payable until the tower is delivered.
Booking and Early Payments: 20%
The 10 percent booking payment and the 10 percent due one month later enter account 0205*****6903 once your unit is registered under Oqood. This is the money that goes in earliest, and it is protected from the moment it lands.
Construction Installments: 30%
Six installments of 5 percent fall due on set dates through the build. They enter the registered project escrow account and remain subject to the applicable DLD escrow controls and approved withdrawal procedures. At the latest tracked inspection on 24 March 2026, Talea was recorded at 0%, before the registered construction start of 30 March 2026.
On Completion: 50%
Half the price is due only when Beyond delivers the finished residence, expected in Q1 2029. A completion-weighted plan like this leaves the developer earning the larger share of your money last, which is a structural protection in the buyer's favour.
The 50 percent completion weighting is worth pausing on: on many plans the developer has collected most of the price long before delivery, but here the largest single payment is the one tied to Beyond actually handing you the keys, and even the earlier installments release only against certified progress.
Because Talea's escrow account was opened before sales began, every payment taken since launch has passed through DLD supervision rather than landing directly with the developer. On an early-stage project that supervision is doing its heaviest work now, while certified progress is still low and the tower is being built rather than viewed. For how DLD regulates off-plan projects and shields buyers across the market, read the Dubai Land Department guide.

Escrow protection is one thread of a well-judged Talea purchase, and on an early-stage tower it works best read alongside the others: what the inspections are actually certifying on site, and whether your investment clears the Golden Visa threshold. These guides carry each of those threads.

Talea by Beyond Escrow Account Frequently Asked Questions
Emirates NBD Bank (P.J.S.C.) holds the escrow account for Talea, account number 0205*****6903 (shown in full in the Escrow Details section above), opened under DLD project number 3869 when the project was registered in July 2025.
Talea's plan takes 10 percent on booking, 10 percent one month later, six installments of 5 percent through construction, and 50 percent on completion. Every one of those payments lands in the escrow account first, and the bank releases funds to Beyond only against construction stages certified by DLD inspections. The final 50 percent is paid at handover, expected in Q1 2029.
The latest tracked RERA inspection, conducted on 24 March 2026, recorded Talea at 0% and noted that construction activities had not yet started at the time of inspection. The DLD register records the construction start date as 30 March 2026, six days later, so this reading represents the project's pre-construction baseline before enabling works and measurable structural progress. Later readings are tracked on the Talea construction updates page.
Yes, the protection continues. Funds stay in the escrow account and are released only against certified progress, regardless of the calendar. Escrow protects the capital while the project is completed, though it does not by itself compensate for delays; those terms sit in your Sales and Purchase Agreement.
No. Every off-plan payment for Talea must go into the DLD-registered escrow account 0205*****6903 at Emirates NBD (the full number sits in the Escrow Details section above), exactly as recorded in your Sales and Purchase Agreement. Any request to send funds to a personal account, an agent's account, or an alternative company account, particularly one paired with a discount for paying directly, is the classic pattern of payment fraud, however official the paperwork looks. Such a request should be checked against the escrow account registered in Dubai REST and the details in the Sales and Purchase Agreement before any funds are sent.
If the Dubai Land Department cancels a registered project, RERA takes control of the escrow account and buyer refunds are processed from the protected funds under DLD supervision. This is exactly why paying only into the registered account matters: money sent anywhere else sits outside that protection. The wider framework is explained in the Dubai Land Department guide.
Yes, Talea by Beyond is a freehold project, open to all nationalities.
Talea apartments start from AED 2.25 million (approx USD 613,000), which is above the AED 2 million property investment threshold for the 10-year Golden Visa. The full requirements and application timing are covered in the Talea Golden Visa guide.
