Golf Gate 2 is the second Golf Gate tower DAMAC Properties has built inside DAMAC Hills, and the sequel matters more than the name suggests. The first tower proved the demand, and this one, a G+2P+27 structure holding 464 one and two bedroom apartments, arrives into a community that is already finished: schools open, supermarkets trading, the Trump International Golf Club running, Malibu Bay full on weekends. Buyers here are not betting on a masterplan that might materialise. They are buying the last new-build stock inside a community that already works.
That changes the analysis. In most off-plan purchases you accept infrastructure risk in exchange for a lower entry price. At Golf Gate 2 the infrastructure risk is effectively gone, yet the entry price still starts at AED 818,000, which is where the case gets interesting for both audiences. For an end user, it is a golf-facing home in a mature suburb with a real school run and a real weekend. For an investor, DAMAC Hills has a deep, established apartment rental market to underwrite against, rather than a projection.
The RERA inspection dated 25 March 2026 recorded 60.02% construction progress, up from 43.25% at the previous inspection, with structure works substantially complete and internal, external and MEP finishes at advanced stages. With handover scheduled for Q4 2026, most of the construction-linked payment schedule now sits behind the project rather than ahead of it.
