Greencrest was registered with the Dubai Land Department on 10 October 2025 under project number 4136, and its escrow account at Mashreq Bank was opened as a condition of that registration, weeks before Emaar could collect a booking deposit from anyone. Construction on site began on 22 November 2025. That sequence is the whole answer to the question an early-stage buyer is actually asking: the money went into a supervised account first, and the building started second.
The DLD inspection dated 7 May 2026 certified construction progress at 1.2 percent, unchanged from the previous inspection, with the works recorded at the enabling stage. My read is that a flat reading between two inspections is not the warning sign it looks like at first glance: certified progress is weighted toward structure and finishes, so piling, excavation and site enabling can run for months while the percentage barely moves. What it does mean is that almost the entire purchase price still sits ahead of you. For an end user that makes escrow the difference between a deposit and a commitment; for an investor it means capital protection matters more here than release discipline does, because there is very little for the developer to draw down against yet.

How Greencrest's Payment Plan Meets the Escrow Account
Greencrest sells on an 80/20 plan: 10 percent on booking, 70 percent across seven installments during construction, and the closing 20 percent on completion. Your installment dates are fixed in your Sales and Purchase Agreement, but here is the part a payment schedule never spells out. Emaar cannot simply withdraw those funds as they arrive. The bank releases money against construction progress certified by DLD inspections, like the one recorded on 7 May 2026, which is why a 1.2 percent certified reading also tells you how little of your money has left the account.
Booking and SPA: 10%
Your deposit enters account 0190*****659 once your unit is registered under Oqood. The 4 percent registration fee quoted alongside it is a Dubai Land Department charge paid at registration, not an escrow installment.
Construction Installments: 70%
Seven instalments of 10 percent run from March 2026 to August 2028. The first three are scheduled by date in March 2026, August 2026, and January 2027. The remaining four are linked to estimated construction milestones at 30%, 50%, 70%, and 90% completion. Buyer funds enter the project escrow account, with withdrawals governed by Dubai's escrow and project-progress controls.
Completion: 20%
The closing payment falls due against 100 percent construction completion in June 2029. A retention portion also stays in escrow after completion to cover defect repairs.
That post-completion retention is the layer most buyers never hear about. It is held back after the keys change hands, which gives the developer a financial reason to close out defects rather than argue about them, and it is worth knowing exists three years before you need it.
Because Greencrest's escrow account was live before sales opened, every buyer payment since launch has passed through DLD supervision rather than going straight to the developer. With certified progress at 1.2 percent, the overwhelming majority of the money committed to this project is still sitting behind that supervision rather than spent, which is a very different position from buying into a tower that is already topped out.
