Naming which side each typology sits on, rather than quoting a single starting price, is the whole purpose of the table below.

The first three instalments are scheduled by date in March 2026, August 2026, and January 2027, while the following four are linked to estimated construction milestones at 30%, 50%, 70%, and 90% completion. The closing 20 percent is due at 100% completion in June 2029. Off-plan applications are typically supported by Oqood registration, which Emaar completes after booking, together with proof that the purchase meets the qualifying value and any payment conditions applied by the Dubai Land Department and residency authorities at the time you apply.

My read on the timing: because the schedule is milestone linked rather than evenly spread, the paid-value question has a date attached to it. Half the purchase price falls due at the April 2027 instalment, and 80 percent is paid by August 2028, well ahead of completion. Buyers relocating families or opening UAE bank accounts usually want residency early and can plan an application around that mid-schedule point once the condition in force is confirmed. Investors with no urgency often prefer the simplest possible file: wait for handover in Q2 2029, when the title deed is issued and the application rests on completed, registered ownership. One practical warning for anyone entering now rather than at launch: you join the schedule at the current milestone, so the instalments already fallen due are payable up front, which changes both your day one cash requirement and how quickly you reach any paid-value threshold.
