The sequence is worth pausing on: no deposit on this project has ever sat in a developer's own account, which is precisely the protection an off-plan buyer is paying for and precisely the discipline an investor should want to see on a 439-unit townhouse cluster.
The most recent DLD inspection, dated 13 May 2026, certified 85.57 percent completion, up sharply from 68 percent at the previous inspection. Enabling, foundation and structure works are recorded as complete, with internal works, MEP, envelope, finishes, infrastructure and external works all logged at an advanced stage. At that depth of certification the useful question is no longer whether Natura gets built. It is how cleanly the last releases are drawn down, how the handover retention is managed, and how thoroughly each townhouse is inspected before its owner signs for it. Dubai REST currently carries no confirmed completion date against the project record, so the developer's anticipated completion date of June 2026 and the certified percentage are the two figures worth tracking together.

How Natura's Payment Plan Meets the Escrow Account
Natura launched on a 60/40 plan: a 20 percent deposit, 40 percent spread across installments during construction, and 40 percent falling due on completion. Two of those construction installments are not calendar-driven at all but keyed to construction milestones at 80 and 90 percent completion. Your dates are fixed in your Sales and Purchase Agreement, but the part the schedule never spells out is that DAMAC cannot simply draw this money down. The bank releases it against progress certified by DLD inspections, the most recent of which was recorded on 13 May 2026.
Deposit: 20%
The initial deposit enters account 0205*****3312 once the unit is registered under Oqood. For buyers already in the project this is long settled, and it went through DLD supervision from the first dirham.
Construction Installments: 40%
Installments accumulate in escrow and reach DAMAC only as each stage of works is certified. With 85.57 percent now certified, the 80 percent milestone tranche has been passed and the 90 percent tranche is the next one in view.
Completion: 40%
The final 40 percent falls due on completion, against an anticipated completion date of June 2026. A retention portion then stays behind in escrow after handover to cover defects.
That retention is the quiet half of the protection, and it only works if somebody actually finds the defects. Pair it with an independent handover snagging inspection: the money still held back is what gives the developer a reason to fix what your inspector writes down.
A 40 percent completion payment is a heavier back end than most Dubai plans carry, and that cuts in an interesting direction. Your largest single exposure lands at the moment of delivery, which is exactly the moment the escrow framework and the retention mechanism are built to police, and it means a careful buyer holds real leverage right up to the day of handover rather than having paid it all away eighteen months earlier.
