Which Natura Townhouses Meet the AED 2M Threshold
Natura is sold as a single product, the 4 bedroom townhouse, but the price list splits it into two prototypes, and only one of them is a residency asset. Mid units sit inside a terrace; end units close it, carrying a wider plot and a corner aspect. That structural difference is what pushes end units across the qualifying line and holds mid units under it, and the line is not blurred at either end: the most expensive mid unit in the release, at AED 1.96M ≈ USD 530K, still falls short of the minimum, while the cheapest end unit clears it. Buying at Natura for residency therefore means buying an end unit, and the table below shows why.

Payment Plan and Timing
When Natura Buyers Can Apply
Natura sells on a 60/40 plan with the 4% DLD registration fee waived: 20% on booking, the balance of the 60% across scheduled installments and two construction-linked milestones at 80% and 90% completion, then 40% on completion. Off-plan applications are typically supported by Oqood registration, which DAMAC completes after booking, together with proof that the purchase meets the qualifying value and any payment conditions applied by the Dubai Land Department and the residency authorities at the time you apply.
My read on the timing: Natura is a different proposition from a project selling at 30% complete, and the payment plan is the reason. Certified progress reached 85.57% at the May 2026 inspection, so the 80% milestone is behind the project and the 90% milestone is close. A buyer entering now is not spreading 60% across two years of construction, but paying into a plan whose remaining milestones arrive quickly, which means the commonly applied paid-value conditions are typically satisfied early rather than late in the ownership. The practical effect is that the two application windows sit close together: apply during the construction period once the applicable paid-value condition is met, or wait for the title deed at completion and file on registered ownership. Because requirements for off-plan applications are updated from time to time, confirm the current paid-value condition before submitting.
