Nautica Two sells on a 40/60 plan: an AED 50K ≈ USD 14K reservation, the balance to 20% within 14 days of reservation, a further 20% within six months, and 60% on completion, plus the 4% DLD fee. Off-plan applications are typically supported by Oqood registration, which Select Group completes after booking, together with proof that the purchase meets the qualifying value and any payment conditions applied by the Dubai Land Department and residency authorities at the time you apply.
My read on the timing: the property route only opens once the registered value is at least AED 2M ≈ USD 545K, so a buyer set on residency should choose a two-bedroom or a one-bedroom contracted above the line before anything else. From there the 40/60 structure gives two realistic windows. Buyers relocating families or opening UAE bank accounts usually want residency early and can apply on the strength of their Oqood-registered contract once the applicable paid-value conditions are met during the construction period, which runs to Q4 2026. Investors with no urgency often prefer the simplest possible file: wait for handover, when the title deed is issued and the application rests on completed, registered ownership. Because requirements for off-plan applications are updated from time to time, confirm the current paid-value condition before submitting.
