Frond A sells on a 20/60/20 construction linked plan, with the 4 percent DLD registration fee falling due alongside the booking instalment. On a villa priced from AED 25.2 million (approx USD 6.86 million), that puts roughly AED 6.05 million in motion at signing once the registration fee is counted. What the payment schedule never explains is what happens to that money next: Nakheel cannot draw on it at will, because Emirates NBD releases escrow funds only against construction certified by DLD inspections such as the one recorded on 18 June 2026.

Booking and SPA: 20%

Your booking instalment enters account 0205*****1324 once the villa is registered under Oqood. The separate 4 percent registration fee is paid to the Dubai Land Department itself and is not escrow money: only purchase price instalments sit in the project account.

Construction Instalments: 60%

These instalments accumulate in escrow and reach Nakheel only as DLD certifies each stage of works. With certified progress at 4.39 percent, the overwhelming majority of this stage, and of the releases attached to it, is still ahead of you.

Handover: 20%

The closing instalment falls due when Nakheel delivers the villa, expected in Q1 2028. A retention portion then remains in escrow after completion to cover defect repairs during the warranty period.

That post-completion retention is the layer buyers hear about least and value most once they reach it. It gives the developer a direct financial reason to close out defects rather than debate them, and on a frond handing over in 2028 it is worth understanding now, while the instalment schedule is still being agreed rather than after it is signed.

Because the escrow account was live before Frond A was ever sold, every buyer payment since launch has passed through Dubai Land Department supervision instead of moving directly to the developer.
