Palm Jebel Ali Frond C Escrow Account
The Account That Guards an Eight Figure Transfer
The DLD-registered escrow account details for Nakheel's 44-villa Frond C collection, read straight from Dubai Land Department records, so that a transfer of this size lands in the one account the regulator supervises.

Official Account Details
Frond C Escrow Account at a Glance
Every payment made toward a villa on Frond C belongs in one place: a project escrow account held at Abu Dhabi Islamic Bank and supervised by the Dubai Land Department, not in any general account of the developer or of an agency. These are the details registered in Dubai REST. At a ticket size that begins around AED 26.87 million, my advice is blunt: save the account number below and treat it as the only payment destination that exists for this project.

Re-confirm this account number inside Dubai REST, or against the escrow clause of your Sales and Purchase Agreement, before every transfer. An account number that arrives by email and nothing else is the single most common vehicle for payment-diversion fraud, and buyers moving seven-figure sums are the targets those attempts are built for.
Rule one: no payment ever goes to any account other than 2940***** (tap Show above for the full number), regardless of who requests it or how official the request looks.
Where the Project Stands
Registration and Escrow Status
Frond C was registered with the Dubai Land Department on 2 October 2025 as project 4103, and the escrow account at Abu Dhabi Islamic Bank was opened as part of that registration, before Nakheel could accept a dirham from any buyer. Construction was recorded as started on 4 December 2025. That sequence is the reason a purchase this far ahead of completion is a supervised commitment rather than an act of faith in a developer's balance sheet.
The RERA independent inspection dated 13 July 2026 certifies 1.69 percent completion, up from 1.02 percent at the previous inspection, with enabling and infrastructure works progressing on the frond. Read that number correctly rather than nervously: at this depth the project is in ground preparation and servicing, the phase where percentages move slowly because the work is beneath the sand rather than above it. The honest question for a buyer today is not whether the villas are visible, it is whether money paid now is protected while the frond is built. That is precisely the question the escrow framework was written to answer, because the bank cannot hand Nakheel funds for work an independent inspector has not certified.

Do It Yourself in 2 Minutes
Verify Frond C's Escrow Account Independently
Do not take this page's word for it, and do not take anyone else's either. The whole point of the escrow system is that you can verify it yourself:
Open Dubai REST
In the Dubai REST app, go to Services, then Project Status.
Find the Project
Search project number 4103, registered as "Palm Jebel Ali - The Beach and Coral Collection - Frond C".
Match the Details
Open the Escrow Account panel and match the bank and account number against this page and your SPA before every transfer.
I verify these details against Dubai REST before publishing and after each new inspection. If anything on this page ever differs from what you see in the app, trust the app and tell me.
Before You Transfer
- Match the account number on your payment instruction to the Escrow Account panel in Dubai REST.
- Match the same number to the escrow details in your Sales and Purchase Agreement.
- Confirm the amount and the construction milestone it corresponds to.
- If anything differs, even by one digit, stop and message me before sending.
Your Money, Step by Step
How Frond C's Payment Plan Meets the Escrow Account
Frond C sells on an 80/20 construction linked structure: 20 percent on booking plus the 4 percent DLD registration fee, 60 percent across the build, and 20 percent at handover. Your dates are fixed in your Sales and Purchase Agreement, but the schedule alone hides the mechanism that matters. Nakheel cannot draw those funds at will. The bank releases them against progress certified by RERA inspections such as the one recorded on 13 July 2026, so the pace of release follows the site, not the calendar.
Booking and SPA: 20%
Your booking payment enters account 2940***** once the villa is registered under Oqood. The separate 4 percent DLD registration fee is paid to the Land Department, not into escrow, and should never be requested through a private account.
Construction Installments: 60%
Instalments accumulate in escrow and are released only as each certified stage is reached. With 1.69 percent certified so far, the overwhelming majority of this stage is still ahead of you and still under supervision.
Handover: 20%
The closing 20 percent falls due when Nakheel delivers the villa, expected in Q4 2028. A retention portion stays in escrow beyond completion to cover defect repairs.
Buying at 1.69 percent certified means almost your entire construction-linked exposure sits in front of you rather than behind you. For an investor that is the strongest position in the escrow cycle, because every future instalment is spent against inspected work; for a family buying the villa to live in, it means the deposit already paid is the smallest sum you will ever have at risk in this project.
Because the escrow account was live before the first villa was sold, no buyer payment on this frond has ever reached the developer outside DLD supervision. Escrow protects capital and controls release, and that is the limit of what it does: it does not guarantee a handover date or compensate for delay, and those terms sit in your Sales and Purchase Agreement. For how the regulator governs off-plan projects across Dubai, read the Dubai Land Department guide.
Insights
Project Insights for Palm Jebel Ali Frond C Buyers
Escrow is one layer of a well-run purchase on this frond, and it reads best next to the other two things worth tracking across a three-year build: what the inspectors are certifying on site, and what a villa at this value unlocks in residency terms. These guides carry those threads.

Palm Jebel Ali Frond C Escrow Account Frequently Asked Questions
Abu Dhabi Islamic Bank holds the escrow account for Palm Jebel Ali Frond C, account number 2940***** (shown in full in the Escrow Details section above), opened under DLD project number 4103 when the project was registered in October 2025.
The project is marketed by Nakheel and registered with the Dubai Land Department under developer number 104 in the name The Palm - Jebel Ali Co. (L.L.C). In Dubai REST the project appears as "Palm Jebel Ali - The Beach and Coral Collection - Frond C", so both names are useful when cross-referencing the record.
Frond C uses an 80/20 construction linked plan: 20 percent on booking, 60 percent across the construction period, and 20 percent at handover, expected in Q4 2028. Those payments are made into the project escrow account, and the bank releases funds to the developer only against construction stages certified by RERA inspections. The 4 percent DLD registration fee due at booking is paid separately to the Dubai Land Department and does not form part of the escrow balance.
The RERA inspection dated 13 July 2026 certified 1.69 percent completion, up from 1.02 percent at the previous inspection, with enabling and infrastructure works recorded as progressing on the frond. Inspection by inspection detail is tracked on the Frond C construction updates page.
Yes, the protection continues. Funds remain in the escrow account and are released only against certified progress, regardless of the calendar. Escrow protects capital while the project is completed; it does not itself compensate for delay, and those terms sit in the Sales and Purchase Agreement.
No. Every off-plan payment for Frond C belongs in the DLD-registered escrow account 2940***** at Abu Dhabi Islamic Bank (the full number sits in the Escrow Details section above), exactly as recorded in the Sales and Purchase Agreement. A request to send funds to a personal account, an agent's account, or an alternative company account, particularly one paired with a discount for paying directly, is the classic pattern of payment fraud regardless of how official the paperwork appears. Any such request should be checked against the escrow account registered in Dubai REST and the details in the Sales and Purchase Agreement before any funds are sent.
If the Dubai Land Department cancels a registered project, RERA takes control of the escrow account and buyer refunds are processed from the protected funds under DLD supervision. That mechanism only reaches money that entered the registered account: funds sent anywhere else sit outside the protection entirely. The wider framework is explained in the Dubai Land Department guide.
Yes, Palm Jebel Ali Frond C is a freehold project, open to all nationalities.
Villas on Frond C start from AED 26.87 million (approx USD 7.32 million), far above the AED 2 million property investment threshold for the 10-year Golden Visa. The requirements and application timing are covered in the Frond C Golden Visa guide.
