How Peninsula Four's Payment Plan Met the Escrow Account

Peninsula Four sold on a 60/40 construction-linked plan: 20 percent plus the 4 percent DLD fee on booking, 40 percent during construction, and 40 percent on completion. Those milestones were fixed in each Sales and Purchase Agreement, while escrow disbursements followed the project's regulated approval process throughout construction. The project ultimately reached 100 percent construction completion at the 24 June 2026 RERA inspection following the Building Completion Certificate issued on 22 May 2026.

Booking and SPA: 20% + 4% DLD

Each deposit entered account 0204*****2020 once the unit was registered under Oqood. For original Peninsula Four buyers this stage completed long ago, and every dirham of it passed through DLD supervision.

Construction Installments: 40%

Funds accumulated in escrow and were released to Select Group only as DLD certified each stage of works. With the tower now finished, this stage is complete and its releases are behind the project.

The final tranche fell due as Select Group delivered the residences. A retention portion also stays in escrow after completion to cover defect repairs, which is where this account still earns its keep today.

That post-completion retention is the layer most buyers never hear about, and on a just-delivered tower it matters most: it pairs naturally with a professional handover snagging inspection, because the retention gives the developer a financial reason to fix what your inspection finds before you sign for the keys.
