DAMAC Hills 2 is known for volume: thousands of townhouses and villas at entry-level pricing, wrapped around Water Town, Sports Town and Down Town. The Farmhouses is the exception to that logic. It is a single gated cluster of thirteen G+1 villas, registered with RERA as Cluster F on a 16,727.78 sq m plot, and it sits at a price point four to five times the community average. Understanding that contrast is the whole decision here.

What you are buying is land and licence, not just a villa. The 5 bedroom European Style farmhouse occupies 3,500 sq ft of built area with a further 6,500 sq ft of plot around it; the 6 bedroom North American Style takes 6,500 sq ft of built area and leaves 13,500 sq ft outside. That surplus land is the product. It is what allows horse stables, a farm-animal barnyard, a hydroponic garden and a private outdoor cinema on a plot that also holds a pool. For an end user with children, horses or a genuine interest in growing food, nothing else in this price bracket in Dubai offers the same ratio of ground to building.

My read for investors: with only thirteen units in existence, this is a scarcity asset inside a mass-market community. That cuts both ways. Resale comparables will be almost non-existent, which protects pricing on the way up but makes an exit slower than a standard DAMAC Hills 2 townhouse. Treat it as a long-hold lifestyle asset, not a flip.

The schedule is milestone-linked and front-loaded compared with most DAMAC Hills 2 releases: a fifth of the price falls due immediately, and the construction tranche is spread across seven fixed instalments tied to months from the sale date rather than to build stages. With the villas already past 83% complete, a buyer entering now is close to the completion payment rather than at the start of a long runway, so the cash profile looks far more like a ready purchase than a typical off plan one.
