Four Bedroom Family Townhouses Facing Water Town
Violet is a single-typology cluster of 526 four bedroom townhouses inside DAMAC Hills 2, positioned directly opposite Water Town. One product, two prototypes, and an entry price that still sits under AED 2M: this is the volume end of Dubai's family villa market, not the branded end.

About
About Violet at DAMAC Hills 2
Violet does one thing, and does it at scale. Every one of its 526 homes is a four bedroom townhouse built to the same brief: three levels, a private garden at the bottom, a bedroom and terrace at the top, and a footprint that gives a family real room without pushing the ticket into villa territory. There is no studio, no one bedroom, no penthouse. That single-product structure is unusual in Dubai, and it is the reason the cluster reads as a neighborhood rather than a mixed tower crowd.
Where Violet earns its price is position. The cluster sits opposite Water Town, the leisure spine of DAMAC Hills 2, so the wave pool, lazy river and Malibu Beach lagoon are amenities you walk to rather than drive to. For an end user that is the daily argument. For an investor it is the resale argument: within a community of this size, proximity to the amenity core is what separates one cluster's exit price from another's, and it is the one variable a buyer cannot renovate their way into later.
Violet launched with an anticipated completion date of June 2026, which places it at the delivery end of its cycle rather than the speculative end. Buyers entering now are buying a near-finished product with a visible community around it, not a masterplan render.
Insights
Project Insights for Violet at DAMAC Hills 2 Buyers
Buying a townhouse this close to completion changes the questions that matter. Instead of asking how a masterplan might turn out, you are checking build progress against inspection data, confirming where your money sits before handover, and preparing for the defect inspection that decides what DAMAC fixes at its own cost. The guides below cover each of those steps for Violet specifically.

Violet at DAMAC Hills 2 Prices & Sizes
Violet prices one product two ways. The TH12-4M middle townhouse holds a saleable area of 2,352 sq ft and runs from AED 1.87M to AED 2.03M. The TH12-4E end townhouse holds 2,415 sq ft and runs from AED 2.07M to AED 2.63M. The gap is not built area, which barely moves between the two: it is the plot. End units carry corner land, and the premium tracks that land almost line for line, which is worth understanding before you pay up for a number on a price list.
My read for buyers: if you want the cheapest route into a four bedroom home in a delivered DAMAC community, the middle unit does it. If you are buying for exit or for Golden Visa eligibility, the end unit is the one that carries both the land and the AED 2M threshold with it.

Violet at DAMAC Hills 2 Payment Plan
DAMAC's standard structure at Violet is a 70/30 construction linked plan: 20% on booking plus the 4% DLD registration fee, 50% spread across construction milestones and monthly installments, and 30% on completion. At launch DAMAC also ran a 60/40 plan carrying a 4% DLD waiver, but that structure was a launch day exclusive and is not the plan a buyer entering today will be quoted.

On Completion
With completion anticipated in June 2026, most of the construction linked portion of the schedule now sits behind the project, so what a buyer actually faces is a large front payment and a completion balance rather than a long drip of installments. Getting the funds in cleanly matters at that point: my guide on how to pay for property in Dubai compares the transfer and cheque routes non-resident buyers actually use. Request the exact remaining payment schedule for your unit.
Why Me
Why Buy Violet at DAMAC Hills 2 Through Tohid Fetrat
In a 526 unit cluster, the difference between a good buy and an average one is unit selection: which row, which orientation, which plot, and what the remaining balance actually looks like on that specific townhouse. That is the part of the job I do for you.

Buy Directly From DAMAC Developer Inventory
With completion anticipated in June 2026, whatever remains unsold at Violet sits with DAMAC rather than in the resale market. Buying developer stock this late in the cycle means the official price with no assignment premium on top, and in selected cases the balance of the original payment plan still standing. What is left changes week to week, and it is unit-specific rather than a general release.
- Official DAMAC prices, no resale markup or transfer premium
- Remaining payment plan honored on selected townhouses
- Every payment protected through the project's DLD-registered escrow account

Violet by DAMAC Properties sits inside DAMAC Hills 2, the large suburban master community set along Al Qudra Road in Dubailand. Through Tohid Fetrat's Dubai Investment Map, you can place the cluster on the city grid and compare it directly with the villa and townhouse communities it competes against for the same buyer.
This is Dubai's outer residential belt, and the trade is explicit: you accept distance from the coastal core in exchange for land, four bedrooms, and an entry price that central districts cannot approach. Al Qudra Road, Jebel Ali – Lehbab Road and the Emirates Road corridor carry the traffic back toward Dubai Marina, Downtown Dubai and the airports.

Own a Townhouse Here? Sell It or Rent It Out
Handover is the point at which a Violet townhouse stops being a contract and starts being an asset, and it is also the point at which the cluster becomes liquid. Four bedroom family stock in DAMAC Hills 2 rents quickly because the tenant pool is deep and the alternatives at this rent level are few. Whether you want to exit at the current market or hold and let, I run both paths personally.

Violet Location Within DAMAC Hills 2
Inside DAMAC Hills 2, Violet occupies the eastern side of the masterplan, set directly opposite Water Town and neighboring the Natura, Hawthorn and Verona clusters, with the community's main entry off Al Qudra Road a short drive away. That places the wave pool, lazy river and Malibu Beach lagoon on the far side of the road rather than on the far side of the community, which is the practical difference between amenities a family uses daily and amenities a family visits occasionally. It also puts Violet close to the hotel and retail plots on the community's approach. The wider district picture is covered in my DAMAC Hills 2 community guide.

Connectivity
Connectivity from Violet at DAMAC Hills 2
Violet is a car-led address, and there is no point pretending otherwise: DAMAC Hills 2 is not served by the metro, so the commute is measured in road minutes rather than stations. What the location does give you is Al Qudra Road on the doorstep and the Jebel Ali – Lehbab and Emirates Road corridors feeding into it, which is why Al Maktoum International Airport lands at 30 minutes and Dubai International at 35. For families, the more relevant numbers are the ones in between: DAMAC Hills at 15 minutes, and Global Village, IMG Worlds of Adventure and Dubai Outlet Mall all within 25.

Interiors
Interior Layout at Violet at DAMAC Hills 2
The Violet townhouse is arranged over three usable levels, and the layout rewards a close read. The ground floor holds the living and dining space at 5.90 x 4.20 m, a separate study at 3.15 x 2.75 m, the kitchen with an adjoining laundry, and a covered patio opening onto a private garden. The first floor carries the master bedroom at 3.40 x 3.00 m and two further bedrooms, each with balcony access. The roof level adds the fourth bedroom at 3.65 x 3.15 m with its own bathroom and a 5.95 x 2.50 m terrace.
In practice that ground floor study is the layout's quiet advantage: it is the room that absorbs remote work, a fifth sleeper, or a guest suite without touching the bedroom count that a tenant or a future buyer is paying for.

Violet at DAMAC Hills 2 Frequently Asked Questions
Violet is a cluster of 526 four bedroom townhouses by DAMAC Properties inside the DAMAC Hills 2 master community in Dubailand. Every home is built to one of two prototypes, TH12-4M or TH12-4E, arranged over a ground floor, a first floor, and a roof level.
Violet sits in DAMAC Hills 2, the DAMAC master community along Al Qudra Road in Dubailand. Within the masterplan, the cluster is positioned directly opposite Water Town, the community's leisure and water park zone.
One type only: the four bedroom townhouse. It comes in two prototypes. The TH12-4M middle unit has a saleable area of 2,352 sq ft and accounts for 312 of the 526 homes. The TH12-4E end unit has a saleable area of 2,415 sq ft across 214 homes and carries a larger plot.
The anticipated completion date stated by DAMAC is June 2026, which places the project at the delivery stage of its cycle. Build progress and inspection milestones are tracked in the Violet at DAMAC Hills 2 construction updates guide.
Prices start from 1,870,000 AED / 509,190 USD for a TH12-4M middle townhouse. TH12-4M units run up to 2,030,000 AED, and TH12-4E end townhouses run from 2,070,000 AED to 2,630,000 AED, with the difference driven mainly by plot size rather than built area.
DAMAC's standard plan is a 70/30 construction linked structure: 20% on booking plus the 4% DLD registration fee, 50% across construction milestones and monthly installments, and 30% on completion. A 60/40 plan carrying a 4% DLD waiver was offered as a launch day exclusive and is not the plan quoted to buyers entering later in the cycle.
It depends on the unit. The property investment threshold for the 10 year UAE Golden Visa is AED 2M ≈ USD 545K. TH12-4E end townhouses start at AED 2.07M and clear the threshold. TH12-4M middle townhouses start at AED 1.87M and sit below it, although the higher priced middle units reach AED 2.03M and qualify. Eligibility is assessed on the purchase price of the property, so the prototype and the specific unit both matter. The Violet at DAMAC Hills 2 Golden Visa guide sets out the eligibility steps in detail.
Yes. Violet at DAMAC Hills 2 is freehold, open to all nationalities, with no residency requirement for ownership.
Yes. Reservation, SPA signing, payment, and DLD registration can all be completed from outside the UAE, and I manage the process end to end with the developer on your behalf. Each stage of the remote purchase is documented in my Dubai real estate guide library.
Off plan payments are made into the project's DLD-registered escrow account and released to DAMAC only against verified construction progress, a framework regulated by the Dubai Land Department. The mechanics for this project are covered in the Violet escrow account guide.
Most buyers use the developer's payment plan, since off plan mortgage options for non-residents are limited. Financing becomes more accessible at completion, when a handed over townhouse qualifies for the standard UAE mortgage products available to non-resident buyers.
The case rests on rental demand rather than capital scarcity. Four bedroom family stock in DAMAC Hills 2 draws from a deep tenant pool that cannot access this bedroom count at this rent level closer to the city, which supports occupancy and yield. Against that, this is a high supply community, so unit selection carries the return: plot size, row position, and proximity to the Water Town amenity core are what separate one Violet townhouse from the next at resale. Entry price, holding horizon, and whether you are buying for yield or for eventual owner occupation are the factors that decide suitability.

Snagging Inspection Before You Take the Keys
The handover notice is your one window to have defects fixed at DAMAC's cost. A townhouse gives that inspection more ground to cover than an apartment does: three levels, a garden, a roof terrace, external joinery, and the MEP runs between them. An independent snagging inspection documents every issue before you sign the completion documents.
Book Your Inspection
Send me your unit number and handover date. I coordinate a certified independent snagging team, you do not need to be in Dubai.
Full Defect Report
You receive a photographed, itemized report covering finishes, doors and windows, plumbing, electrical, HVAC, and the external areas.
Developer Rectification
The report is submitted to DAMAC for repair, with a de-snagging re-check before you accept the townhouse.
