Dubai builds at speed and at scale, often finishing hundreds of units on a tight programme, so a fresh handover almost always carries some defects.

This is normal, and it is not a reason to panic. Most defects are routine and the developer is obliged to fix them. The risk is not that faults exist, it is accepting a home without finding and documenting them first.

Watch for leaks under sinks and around showers, damp patches, water stains, and standing water that does not drain. A professional uses a moisture meter to find moisture you cannot see. This is exactly the kind of fault that is cheap to fix early and costly to fix late.

Tiling and flooring faults

Tiling problems are very common and tend to spread, so they are worth catching before they get worse.

 

Look for hollow tiles (tap gently and listen for a hollow sound, a sign of poor fixing), cracked or chipped tiles, uneven grout, and floors that are not level. A few loose tiles at handover can become a much larger area over time.
 

Joinery and finishes

Finish faults are mostly cosmetic, but they are still the developer's job to fix, and a large home can carry a long list of them.
