Which Violet Townhouses Meet the AED 2M Threshold
Most Golden Visa content treats a project as a single yes or no. Violet does not work that way. All 526 homes are 4 bedroom townhouses, and the two typologies are separated by just 63 sq ft of saleable area, yet only one of them crosses the AED 2M ≈ USD 545K line at its published entry price. The middle townhouse is the volume product, 312 of the 526 units, and it is the one that starts short. The end townhouse, 214 units with the corner plot and the wider frontage, starts above the line. Choosing between them is not a preference question if residency is the reason you are buying.

Why this matters: eligibility is assessed on the registered purchase value, not on the typology name, so the number that decides your application is the one written into your contract. A middle townhouse at AED 1.87M ≈ USD 509K does not qualify on its own, while a middle townhouse at the top of its range at AED 2.03M ≈ USD 553K does. The 4% DLD waiver lowers what you pay in fees, it does not raise the registered value of the property. Violet sells on DAMAC's 60/40 launch plan: 20% immediate, 30% spread across monthly milestones from month three to month twenty, 5% at 80% construction, 5% at 90% construction, and the remaining 40% on completion. The launch offer carries a 4% DLD waiver, so the registration fee normally paid at Oqood is absorbed by the developer. Off-plan applications are typically supported by Oqood registration, together with proof that the purchase meets the qualifying value and any payment conditions applied by the Dubai Land Department and the residency authorities at the time you apply.
My read on the timing: Violet has passed the anticipated completion date DAMAC published for June 2026 and stood at 85.44% at the last certified inspection, so the two application windows that usually sit years apart have compressed into a short gap. A buyer on the 60/40 structure has 60% of the price falling due before completion, which means the commonly applied paid-value conditions are satisfied well inside the construction period rather than at the end of it, and an application on the Oqood-registered contract is usually possible now. The alternative is simply to wait: the title deed is issued at handover, and at this stage of the build that is a matter of months rather than years, which is the cleanest file a buyer can present. Because requirements for off-plan applications are updated from time to time, confirm the current paid-value condition before you submit.
