Villas and townhouses are usually quoted per square foot of built-up area rather than by bedroom count, typically AED 0.50 to 1.50 ≈ USD 0.14 to 0.41 per sq ft, with the plot, the roof terrace, and the external works adding time on site that an apartment never involves.
