ORLA Infinity Escrow Account at a Glance
Every dirham committed to a duplex at ORLA Infinity belongs in one place: the project's own trust account at Mashreq Bank, supervised by the Dubai Land Department, and nowhere else. At this ticket size a single installment can exceed what most buyers pay for an entire home elsewhere in the city, which changes the arithmetic of a mistake. Copy the account number below and treat it as the only number that survives contact with a convincing email.

The registered developer of project 2664 is Crescent 16 Real Estate Development L.L.C, the entity OMNIYAT holds this project under, and that is the name you will see in Dubai REST. Knowing this in advance matters: a buyer who expects the word OMNIYAT and finds a different company name can be talked into "correcting" the payment details by someone who is happy to explain the discrepancy for them. The escrow account number is the constant. Re-confirm it in Dubai REST or against your Sales and Purchase Agreement before every transfer, and never from an email alone.
Rule one: no payment ever goes to any account other than 0190*****105 (tap Show above for the full number), regardless of who requests it or how official the request looks.
Where the Project Stands
Registration and Escrow Status
ORLA Infinity was registered with the Dubai Land Department on 31 July 2023 under project number 2664, and the Mashreq Bank trust account was opened as a condition of that registration, three months before construction began on 31 October 2023. The sequence is the point: no buyer money could be collected until the account existed, so every reservation and installment since launch has passed through a supervised account rather than the developer's own balance sheet.
The RERA inspection of 16 March 2026 certified progress at 40.02 percent, up from 24.94 percent at the previous visit, with piling, foundation, structure, external envelope, internal finishes, and mechanical, electrical and plumbing works all running concurrently on site. At this point on the curve the escrow account is answering a specific question, and it is worth naming plainly: not whether the building will be finished, but whether the money funding it is exposed while it gets there. It is not. Roughly six tenths of the works remain, and every dirham released against them has to be earned first, inspection by inspection. For an investor holding to the Q2 2027 delivery, that is the mechanism that converts a construction timeline into a capital risk that can actually be measured.

Do It Yourself in 2 Minutes
Verify ORLA Infinity's Escrow Account Independently
Do not take this page's word for it, and do not take anyone else's either. The whole point of the escrow system is that you can verify it yourself:
Open Dubai REST
In the Dubai REST app, go to Services, then Project Status.
Find the Project
Search project number 2664 or "Orla Infinity By Omniyat".
Match the Details
Open the Escrow Account panel and match the bank and account number against this page and your SPA before every transfer.
I verify these details against Dubai REST before publishing and after each new inspection. If anything on this page ever differs from what you see in the app, trust the app and tell me.
Before You Transfer
- Match the account number on your payment instruction to the Escrow Account panel in Dubai REST.
- Match the same number to the escrow details in your Sales and Purchase Agreement.
- Confirm the amount and the construction milestone it corresponds to.
- If anything differs, even by one digit, stop and message me before sending.
Your Money, Step by Step
How ORLA Infinity's Payment Plan Meets the Escrow Account
ORLA Infinity launched on a construction linked plan: 5 percent on booking plus the 4 percent DLD registration fee, 65 percent across the build, and 30 percent at handover. That structure carries more capital into the construction phase than a conventional 50/50 plan, and the escrow account is precisely what makes the trade acceptable. Your dates sit in the Sales and Purchase Agreement, but the release schedule does not: OMNIYAT cannot draw on those funds at will, because the bank pays out only against progress that RERA has certified, as it did on 16 March 2026.
Booking and SPA: 5% plus 4% DLD
Your reservation payment enters account 0190*****105 once the unit is registered under Oqood. The 4 percent registration fee is a separate DLD charge and is not part of the escrow-held purchase price.
Construction Installments: 65%
The largest tranche accumulates in escrow and is released to the developer only as RERA certifies each stage of works. With 40.02 percent certified, a majority of this tranche is still ahead of the project.
Handover: 30%
The closing payment falls due when the residence is delivered, expected in Q2 2027. A retention portion stays in escrow after completion to cover defect repairs.
That post-completion retention is an extra layer of protection most buyers never hear about, and it pairs naturally with a professional handover snagging inspection: the retention gives the developer a financial reason to fix what your inspection finds.
Because a 30 percent balance is still outstanding at delivery, the escrow relationship on this project runs the full distance to handover rather than tailing off early, which is unusual and works in the buyer's favour. It applies equally to a resale: an assignment transfers the remaining installment obligation, and those installments belong in the same registered account, not in a private arrangement with the seller. For how DLD regulates off-plan projects and protects buyers across the market, read the Dubai Land Department guide.
Delivery History
OMNIYAT's Escrow Track Record in Dubai
ORLA Infinity's larger sibling on the same beachfront estate has not been handed over yet, so the honest comparison set is the developer's completed Dubai portfolio rather than a neighbouring phase. Four OMNIYAT addresses have already run the full cycle from registration to escrow to delivered keys:
- One at Palm Jumeirah, Dorchester CollectionDelivered
- The Lana Residences, Dorchester CollectionDelivered
- The Opus, Business BayDelivered
- The Sterling, Business BayDelivered
Each of those projects held its own DLD-registered escrow account and drew down against the same milestone inspections now governing ORLA Infinity, and each reached completion. For a buyer weighing whether Q2 2027 is a realistic date, and for an investor weighing an exit into a market that has already absorbed several OMNIYAT completions, that record is more informative than any assurance a developer or an agent can offer. Portfolio, partnerships, and landmark projects are covered on the OMNIYAT developer profile.

Project Insights for ORLA Infinity Buyers
A purchase at this level is decided on verification, not on renders. The escrow account is one instrument in that toolkit, and it works hardest alongside the others: the inspection record that certifies each release, the residency threshold your purchase clears many times over, and the independent defect inspection that stands between you and an accepted handover. Each guide below carries one of those threads.

ORLA Infinity Escrow Account Frequently Asked Questions
Mashreq Bank P.S.C. holds the escrow account for ORLA Infinity, account number 0190*****105 (shown in full in the Escrow Details section above), opened under DLD project number 2664 when the project was registered in July 2023.
Crescent 16 Real Estate Development L.L.C, DLD developer number 1558, is the registered developer entity for project 2664, which is the OMNIYAT project marketed as ORLA Infinity. Dubai developers commonly register each project under a dedicated company, and the escrow account is held in that project's name. The account number is the detail to match, and it is the same one recorded in the Sales and Purchase Agreement and in Dubai REST.
ORLA Infinity uses a 5 percent booking payment plus the 4 percent DLD registration fee, 65 percent during construction, and 30 percent on handover. The booking payment and construction installments are paid into the escrow account, and the bank releases funds to the developer only against construction stages certified by RERA inspections. The final 30 percent falls due at handover, expected in Q2 2027.
The RERA inspection dated 16 March 2026 certified 40.02 percent completion, up from 24.94 percent at the previous inspection. Piling, foundation, structure, external envelope, internal finishes, and MEP works were all recorded as progressing at the site. Monthly detail is tracked on the ORLA Infinity construction updates page.
No. Every off-plan payment for ORLA Infinity must go into the DLD-registered escrow account 0190*****105 at Mashreq Bank (the full number sits in the Escrow Details section above), exactly as recorded in the Sales and Purchase Agreement. Any request to send funds to a personal account, an agent's account, or an alternative company account, especially one paired with a discount for paying directly, is the classic pattern of payment fraud, no matter how official the paperwork looks. Any such request should be checked against the escrow account registered in Dubai REST and the details in the Sales and Purchase Agreement before any funds are sent.
Yes. An assignment transfers the outstanding installment obligation to the incoming buyer, and those installments continue to be paid into the same registered escrow account at Mashreq Bank until handover. The consideration agreed between the seller and the buyer for the equity already paid is separate and settles between the parties under DLD transfer procedures, but nothing about a resale moves the developer installments out of escrow.
Yes, the protection continues. Funds stay in the escrow account and continue to be released only against certified progress, regardless of the calendar. Escrow protects capital while the project completes, though it does not itself compensate for delays; those terms sit in the Sales and Purchase Agreement.
If the Dubai Land Department cancels a registered project, RERA takes control of the escrow account and buyer refunds are processed from the protected funds under DLD supervision. This is exactly why paying only into the registered account matters: money sent anywhere else sits outside that protection. The wider framework is explained in the Dubai Land Department guide.
Yes, ORLA Infinity is a freehold project, open to all nationalities.
ORLA Infinity residences start from AED 66 million (approx USD 17.97 million), far above the AED 2 million property investment threshold for the 10-year Golden Visa. The full requirements and application timing are covered in the ORLA Infinity Golden Visa guide.
