Palm Jebel Ali Frond F Golden Visa Facts

Frond F is a DLD-registered collection of 44 freehold beachfront villas by Nakheel on Palm Jebel Ali under project number 4128. Construction has been recorded since 5 December 2025, and the RERA inspection dated 13 July 2026 listed progress at 1.29%, with enabling and infrastructure works progressing. Five and six-bedroom Beach Villas are priced from AED 30M to AED 33M, with plots from 7,300 to 8,800 sq ft and built-up areas from 7,600 to 8,600 sq ft. Six and seven-bedroom Coral Villas are priced from AED 48M to AED 54M, with plots from 16,000 to 21,000 sq ft and built-up areas from 11,600 to 12,800 sq ft. Both collections sit substantially above the AED 2M ≈ USD 545K property investment threshold, although Golden Visa eligibility and approval remain subject to the selected villa's registered purchase value and the requirements in force when the buyer applies. Handover is currently expected in Q4 2028, with title deed issuance subject to completion and final DLD registration.

Which Frond F Villas Meet the AED 2M Threshold

On most Dubai projects the threshold is a live constraint, and buyers spend real effort working out which tier clears it or whether two smaller units need combining. Frond F removes that question entirely. The cheapest villa on the frond opens at more than twelve times the AED 2M ≈ USD 545K line, so eligibility stops being a variable and the decision reverts to what it should have been all along: how many bedrooms your family needs and which collection you prefer to live in.

Both Frond F villa collections are currently priced substantially above the AED 2M property investment threshold. Golden Visa eligibility and approval remain subject to the selected villa's registered purchase value and the application requirements in force when the buyer applies.
!

Why this matters: Beach Villas are priced from AED 30M to AED 33M and Coral Villas from AED 48M to AED 54M, so both collections sit substantially above the AED 2M property investment threshold. The registered purchase value establishes whether the property clears the financial threshold, while off-plan registration, payment evidence, documentation, background checks, and current government requirements determine whether an application can proceed.

Payment Plan and Timing

When Off-Plan Buyers at Frond F Can Apply

Frond F is presented with a 20/60/20 payment structure: 20% on booking, the 4% DLD registration fee payable separately, 60% during construction, and 20% at handover. On a Beach Villa starting from AED 30M, the 20% booking amount is approximately AED 6M ≈ USD 1.63M. On a Coral Villa starting from AED 48M, the 20% booking amount is approximately AED 9.6M ≈ USD 2.61M.

These amounts do not by themselves guarantee that an off-plan Golden Visa application can be submitted immediately. Application timing depends on Oqood registration, the selected villa's registered purchase value, payment evidence where applicable, project documentation, and the requirements applied by the relevant authorities at the time of submission. Buyers who require residency before handover should have their individual application route confirmed before proceeding.

VIP processing, zero service fee: for buyers who purchase through me, the full application service, document preparation, submission, and status follow-up, is included free. You pay only the official government fees published by the issuing authorities.

The Project

What a Qualifying Beachfront Villa on Frond F Actually Buys

A residency visa runs for ten years, and at this level the villa securing it is a generational asset rather than a threshold exercise. The full Frond F guide covers what the purchase delivers: the two collections, villa layouts, current pricing, and the position of the frond within the wider island.

FAQs

Palm Jebel Ali Frond F Golden Visa Frequently Asked Questions

Both Frond F collections sit substantially above the AED 2M property investment threshold. Five and six-bedroom Beach Villas are priced from AED 30M to AED 33M, while six and seven-bedroom Coral Villas are priced from AED 48M to AED 54M. Each collection therefore meets the financial value threshold based on its current registered price range without combining properties. Final Golden Visa eligibility and approval remain subject to the selected villa's registered contract value and the requirements in force when the buyer applies. Full criteria are covered in the Golden Visa requirements guide.

Off-plan applications are typically supported by Oqood registration and proof that the purchase meets the qualifying value and any paid-value conditions applied at the time of application. Buyers who prefer a simpler file can wait for the title deed after completion and final DLD registration. The process is explained step by step in the off-plan Golden Visa guide.

Frond F uses a 20/60/20 payment structure: 20% on booking, the 4% DLD registration fee payable separately, 60% during construction, and 20% at handover. The booking amount is approximately AED 6M on a Beach Villa starting from AED 30M and AED 9.6M on a Coral Villa starting from AED 48M. However, payment above AED 2M does not automatically guarantee immediate off-plan eligibility. Oqood registration, registered purchase value, payment evidence, documentation, and current authority requirements must be confirmed before applying.

Yes. Frond F is freehold and open to all nationalities, with ownership registered through the Dubai Land Department under project number 4128. Buyer property payments should be made according to the project's registered escrow details, which are explained on the Frond F escrow account page.

The property-based Golden Visa is generally issued for ten years and may be renewable, subject to the requirements in force at the time of renewal. Family sponsorship and other benefits are explained in the Golden Visa benefits guide.

For eligible buyers who purchase through this advisory, application support covering document preparation, submission, and status follow-up is included at no advisory service charge. Official government and any applicable third-party fees remain payable.

No. A Frond F purchase may meet the AED 2M property investment threshold and allow the buyer to apply, but approval is not guaranteed. Eligibility depends on the selected villa's registered value, ownership and registration documents, applicable payment conditions, background checks, and the government requirements in force when the application is submitted. The project's latest recorded construction status can be followed on the Frond F construction updates page.
