How Frond B's Payment Plan Meets the Escrow Account

Frond B sells on a construction-linked plan: 20 percent on booking plus the 4 percent DLD registration fee, 60 percent spread across the build, and 20 percent at handover. Your instalment dates are fixed in your Sales and Purchase Agreement, but the schedule alone hides the mechanism that protects you. The developer cannot draw those funds at will. The bank releases them only against progress certified by DLD inspections, the most recent of which was recorded on 13 July 2026.

Booking and SPA: 20%

Your deposit enters account 2940***** at Abu Dhabi Islamic Bank once the villa is registered under Oqood. The separate 4 percent DLD registration fee is paid to the Dubai Land Department itself and is not an escrow payment, so treat any request to route it elsewhere as a red flag.

Construction Instalments: 60%

Funds accumulate in escrow and are released to the developer only as DLD certifies each stage of works. With 1.69 percent certified, virtually all of this tranche is still held under supervision rather than spent.

Handover: 20%

The final payment falls due when the villa is delivered, expected in Q4 2028. A retention portion also stays in escrow after completion to cover defect repairs.

That post-completion retention is the layer buyers hear least about and value most at handover: it keeps a slice of the developer's money inside the account after keys change hands, which is what gives a defect list commercial weight rather than goodwill status.

Because the escrow account was live before Frond B sales opened, every buyer payment on this project has passed through DLD supervision instead of going straight to the developer.
