Construction followed on 1 November 2024. For a family committing savings, that sequence is the assurance that nothing was ever collected outside supervision. For an investor, it is the reason cash discipline on this tower has been externally policed since before the site was cleared, not from the point the structure became visible.

The inspection dated 7 May 2026 certified 16.88 percent of construction complete, up from 10.32 percent at the previous inspection. Inspectors recorded enabling, piling and foundation works finished, with structure and internal works progressing on site. That is early, and I would rather say so plainly than dress it up. At this depth of progress the buyer's real question is not how neatly the final releases and retention are handled, it is whether the tower gets built and whether the money is safe across the years that takes. Escrow answers the second half of that question directly, and it is the half you can verify yourself in a couple of minutes.

How Saria's Payment Plan Meets the Escrow Account

Saria runs a 50/50 structure on fixed calendar dates: half the price across booking and scheduled instalments through to 1 October 2027, and half at completion. Calendar plans are predictable, which is precisely why buyers choose them, but they carry a feature worth naming out loud. Your instalment falls due whether or not the tower has reached the stage you pictured. What does not move with the calendar is the developer's access to that money, because Emirates NBD releases funds to Beyond only against construction progress certified by DLD inspections, like the one recorded on 7 May 2026.

Booking and SPA: 10%

Your reservation payment enters account 0205*****9202 once the unit is registered under Oqood, with the 4 percent DLD registration fee handled separately.

Scheduled Instalments: 40%

10 percent falls one month after booking, then six instalments of 5 percent land on 1 April and 1 October each year through to 1 October 2027, accumulating in escrow.

Completion: 50%

The remaining half is due when Beyond delivers the residence, expected in Q1 2028. A retention portion then stays in escrow after completion to cover defect repairs.

Exactly one payment on this purchase legitimately does not go to the escrow account: the 4 percent Dubai Land Department registration fee, a statutory charge paid to the DLD itself and sitting outside Beyond's schedule. Know which payment that is, because the notion that some payment is the exception and belongs somewhere else is what every diversion attempt eventually needs you to accept.

The distance between those two clocks is the real story at this stage of the build. A buyer who reserved at launch will have paid 35 percent of the price by the 1 April 2026 instalment, while certified progress on 7 May 2026 stood at 16.88 percent. That money sitting ahead of the works is neither lost nor the developer's to spend: it waits in the escrow account until inspections catch up with it. For an end user, that is what makes a slipped programme survivable rather than ruinous.
